Case Study – Home Staging

In this post we look at a case study in Walthamstow to explore the key steps to get your home ready for photographs and viewings.

One of our previous clients has decided to sell his property so enlisted our help with home staging. When we undertook the main works to his property we had already considered and installed finishes which would add significant value to the property, such as the solid oak parquet flooring and rear Crittal style doors. Nevertheless, there are still some simple changes and improvements which we advised he undertake before putting the house onto the market.

De-Personalise

The interior design was lovely but very personal to the client. We suggested removing the gallery wall and replacing any personal artworks and photos. The walls should be clear or have artwork which will appeal to most people.

Remove clutter and make the space as big as possible.

We suggested the client remove some of the many plants (jungle) he’d accumulated during his time at the property and excess furnishings. In particular it was important that the windows, doors, circulation areas and best features are visible/ unencumbered. We also removed and restyled the shelves (clearer is better for the photos).

Clean

We arranged to have the carpets (which were generally still in good condition) professionally cleaned and for a deep clean throughout elsewhere. The windows were also thoroughly cleaned inside and out to maximise light and really show off those beautiful rear doors!

Repair

The property was generally in very good condition, but we recommended a refresh paint of tired areas (hallway, kitchen and bathroom) and ensured all light bulbs etc were working. It can be tricky to see your home with the fresh eyes needed to spot the niggles that may stand out to a sharp eyed buyer – make sure taps, lights and door handles are all in good working condition as people are likely to test these.

Spruce up outside areas

Outside spaces are extremely valuable in the current market. Many of the flowering plants in the garden were looking tired as summer ends so we suggested some low-cost winter flowers to add colour and interest in the garden. You can also jet wash patios/ decking to make sure they’re looking their best.

Highlight key features

The client had appointed Stow Brothers a well-known local estate agent who know the properties and area well. Stow Brothers organised for Paula the experienced photographer to come on a sunny day to take wide angle photos of the key areas, garden, good quality fittings and bespoke built in joinery (where this was attractive, and the contents well organised…).
