Project Details:

Our clients asked us to assist with the renovation of this 2 bed maisonette in a Georgian terrace, which they had owned for a number of years and rent out. The kitchen, bathrooms, boiler and radiators were all in need of replacing and they wanted to complete a thorough, high quality redecoration- to ensure the property would be attractive, comfortable and easy to maintain for future tenancies.

Window coverings, ironmongery and electrics were replaced throughout, with new fittings in keeping with the traditional Victorian features. The butterfly roof required complete replacement following an ongoing historical leak; whilst doing this we also replaced boarding in the loft and ceiling plasterwork which was water damaged. The client took the opportunity to relocate the loft hatch and fit a new fold-out ladder in order to provide accessible storage space from the main bedroom.  The front door was replaced and fitted with retained original ironmongery and new high quality locks. The windows throughout were also thoroughly renovated with new internal fixings and decoration internally and externally.

We installed a contemporary grey kitchen with a gorgeous quartz worktop and adjusted the original layout to make better use of the space and light. The bathroom and WC were replaced, with previous boxing opened up and new contemporary sanitaryware and tiles added to create lovely fresh spaces. We replaced the existing WC door with a sliding configuration to allow enough space for a new sink- greatly improving user experience. The client wanted to keep all walls, ceilings and woodwork white throughout- since this would be easy to repair and maintain in a rental. We therefore suggested beautiful contemporary lighting and warm neutral tones for other finishes, in order to create an airy, fresh, welcoming home.

On the top floors, we added new curved shelving and desk space into the box room to create a work area with storage space. A dated archway into the dressing area was squared up and a bespoke wardrobe with mirrored sliding doors was built to provide additional, multifunctional storage. In the second bedroom, a slim wardrobe was added into the recessed space next to the chimney breast, providing plenty of storage whilst allowing for a number of furniture layouts within the room.

Following the project, the property was re-listed for tenancy and gained lots of interest. New tenants moved in within 2 weeks of the property being advertised and our clients were able to achieve a higher rental income due to the high quality work and finishes.
