3 bedroom purpose built period flat


Project details:

The clients engaged us to assist with the complete renovation of their large first floor flat in Hackney. They had already successfully overhauled the doors and original floorboards of the property however professional help was required for the plumbing, electrical and layout changes at the rear. The clients planned to open up the rear kitchen and bathroom to create a large open plan living, dining, kitchen area. The new larger bathroom would be moved to a previously underused bedroom and the previous disconnected lounge space regained as a main bedroom towards the front of the flat. We enlisted the help of a structural engineer to advise on the layout changes and obtained party wall consents as necessary ahead of the works.

The end of the lounge space was part of a historical extension so the original flooring did not extend all the way through and there were various slight level changes in the sub-base where the space was previously divided. We arranged for the sub-base to be re-levelled then a reclaimed herringbone parquet was fitted throughout the lounge and kitchen. We helped organise and facilitate the kitchen dry fit by a local company. The new kitchen features superb bespoke cabinetry with exquisite detailing, illuminated by a new roof-light. In the original plan an unused loft hatch had provided light to the enclosed hallway. The clients sourced a piece of stained glass which we arranged to be reframed and fitted into the ceiling to create a feature of the roof-light. The new hallway fire door was glazed to allow the roof-light light into the reconfigured hall. A second loft opening towards the front of the property was replaced with a simple, clean hatch featuring a fold-out wood ladder. New boards and a light were fitted to make the loft accessible and for storage.

The clients had collected lots of vintage and reclaimed furnishings and fittings- in the bathroom they’d found some beautiful Victorian tiling which was painstakingly cleaned, organised and laid in the new bathroom and newly opened lounge fireplace. The bathroom also features a vanity created from an adapted antique table with a large art school sink and restored brass tap-ware. The room allowed for a separate bath and shower so we designed a dividing wall with shelf built in for the shower space. A new boiler was fitted within a bespoke built in cupboard with shelving inside and a door to match those throughout the rest of the house. The glazing was also replaced when the windows were overhauled- the bottom panes with frosted glazing for privacy. The new bathroom is bright, clean and characterful.

In the bedrooms, the plaster finish was removed from the chimney breasts and the fireplaces opened. The clients loved the brickwork so it was cleaned and repaired as required to create stunning focal points for each room. Reclaimed fireplaces were fitted and architectural features such as the skirting, radiators, ceiling roses and ironmongery were all replaced for a fabulous finish in keeping with the period of the property.

The walls of the small office had been stripped in advance of the works and had revealed a patchwork of past painting, plastering and wallpapering efforts- the finish whilst rough was actually quite beautiful. The clients opted to retain this on two walls so the area was lightly prepped then sealed with a clear matt lacquer to preserve. The walls and ceiling elsewhere were painted in white to allow the doors, floors and carefully curated furnishings and artwork to shine. The result is a fabulous eclectic home which allows the clients excellent taste and personality to shine. We hugely enjoyed collaborating with them and making their dream home a reality.
