Angel (Islington) N1
Extensive redesign and project management of the renovation of this house on one of Islington’s best loved terraces.
We were asked to advise on options and costs shortly after the client exchanged contracts for this 3 bedroom Georgian terrace and were subsequently instructed to start designing and organising the renovation while the client was awaiting to completion the purchase. The property was tired and needed fairly extensive renovation throughout.
The client, Kiran, was keen to improve the top floor, which we thought had masses of potential, by flooding more light into the space and improving the connection with the large, south-facing but under-used balcony. We enlisted the help of structural engineers and architects to get planning permission in place to change the top floor door configuration onto the balcony. We worked with the Islington Conservation Team to agree an option that was sympathetic to the architecturally important area but also worked well for the client.
We altered the layout of the kitchen area and designed a new kitchen, reinstalled traditional features in the sitting room and bedrooms and re-worked a spacious but awkward office with mezzanine area into a quirky but comfortable study with raised library area
We reconfigured the ground floor area to improve the flow in the entrance area while retaining useful storage and reorganised the utility space/ shower area into a functional utility area with separate, spacious shower room.
We also consulted Building Control on the fire safety of the existing layout and installed a new misting system to improve safety and adhere to current regulations.
The property was renovated and redecorated throughout including new electrical installation, central heating, 2 new bathrooms, kitchen and utility.
We designed and sourced the colour, finishes and furnishing scheme throughout, including advising on artworks and placement. The client and his partner lived at the property throughout the works, achieved through meticulous scheduling, clear communication with client and contractor and the client’s ability to tolerate dust!
Testimonial-[I hired APM as I’d] not done a renovation before, so didn’t know the steps that needed to be taken nor in what order, [APM] reduced the probability of costly errors and extra stress. [I also] trusted that the builders would be of higher quality if hired through a project manager due to the potential for significant repeat business (builders otherwise have little incentive to do a thorough job).
[APM had a] good clear planning process, including attention to detail and translating vague descriptions into concrete plans effectively, well laid out communications providing an understanding of what’s going on and clear action points to respond to (good when in a hurry/on holiday etc). [the] end result I think exceeds what we’d thought we’d get when embarking on it (although ambitions probably increased through the project too).
We loved the challenges of working on this project as each stage required different details and problem solving. Finishing areas in stages was immensely gratifying especially when the client could move back into a completed area. We really enjoyed building an excellent relationship with the client which allowed us collectively to take decisions quickly and easily when the project expanded in scope as it went along. Though dust was an issue, we arranged thorough cleaning of completed areas a couple of times during the process- to make life easier for the client. We’re very pleased with the overall scheme; being invited to select furniture and recommend placement of artwork, helped us to bring the design together as a whole.
We’re most pleased with the transformation of the 1st floor; the kitchen is hugely improved; we love the dark units contrasting with the light worktop. Additionally, the office area has been transformed with improved access to the mezzanine by a bespoke paddleboard ladder and spindlesover the mezzanine create a lovely feature whilst providing safety.
